My (Almost) Free Trophy Room

Hello gents!

Now that I’ve got your attention yes, the title was a little clickbaity, but not totally a lie I wanted to jump in and share my own version of the “Trophy Room” builds that’s been making the rounds on the forum lately.
I just started this project a couple of weeks ago, so we’re far from the finish line, but I thought it’d be fun to document the journey over the summer as it progresses. Hopefully it inspires someone or at least provides some entertainment.

The Background & The Deal

I’m in real estate by trade, so projects like this are kind of in my wheelhouse. I’ve always believed that with the right mindset, you can find value in the most unexpected places and that’s how this whole thing started. And my moto in life is not if I can afford something but how can I afford it and this is a perfect example.

Earlier this year, back in March, I picked up a foreclosure at auction. The property includes a main house 3,200 sqft and 3,000 sq ft of commercial kennel space.

Here’s where it gets fun.

I’m converting half of the dog kennel 3,000 sq ft (1,500 sq ft) into my trophy room/man cave. The other 1,500 sq ft will become a duplex two separate 750 sq ft units. Once finished, I plan to rent the units out possibly short-term via Airbnb or long-term, depending on what pencils out best. Right now, I’m leaning toward Airbnb for the added cash flow potential.

Why “Free”?

Okay, so not totally free, but once the duplex is rented, those two units should cover around 85% of my mortgage with the traditional long term rentals but with the short term strategy I have the potential to put money in the bank every month. (Africa here I come hahah…) That means I get to enjoy a newly remodeled home and a custom trophy room for next to nothing out-of-pocket on a monthly basis. Not a bad trade-off, right?

The Build So Far

The property had fire damage, so I’m currently knee-deep in demo. Old owner got into a dispute with the county and thought his best option was to burn it all down. Lucky for me he’s shit at starting fires. Like most construction projects, it’s come with some surprises. Turns out the previous “tenants” (a.k.a. mice) had annihilated the insulation and chewed through nearly every wire in the walls. So I’m doing way more demo and replacement than originally expected. But that’s how it goes.

As of now:
  • Demo is nearly complete
  • Power is back on
  • Materials have been ordered for framing the duplex
  • All interior materials for the trophy room are on-site and ready to go
The trophy room itself will be 1,500 sq ft with 10-foot interior walls, so it should feel nice and open once it’s finished and have some height to get bigger animals up higher. 77’x19’ is the interior measurements and I plan on sheeting the entire inside with 3/4” osb then drywall over the top. I’ll keep posting updates as the build moves along, plenty more to come.

Seems like a good project. Be certain the air BnB guests do not see anything of your trophy room would be my advice. Bad reviews and worse would follow.

Very interested and following closely. I've said before, we need more of these very practical topics on the forums. As much as we love the hunt reports and trip preparation, there is tremendous value on the practical topics of displaying trophies, artistic layouts, building trophy display areas, etc.

You are one smart man!!!!! I love your strategy and implementation. As for just me...I do not give a rat's as$ about what anyone wants to say about me in terms of the anti's. Bring them on! Your plan is simply outstanding!!! By all means I know I speak for all our members please share your progress and then final pictures which promises to be simply outstanding!!! Again, well done!!!
 
Looks like a great plan and that you understand the effort and are willing to put in the effort to complete. I will enjoy following along as you progress.
 
Looks like a project with lots of work and also lots of potential. Where in Colorado?
 
Privacy & Layout Plans

The new road is going in today, which is an exciting milestone. Since this will be my main residence, I’m putting a lot of thought into how to keep the rental side of the property separate from my home—and especially from the trophy room. I’ve lived on properties with tenants before, and while it can work, it sometimes feels like your space gets a little too shared. I’m doing my best to avoid that here.

So here’s the plan
  • The red area marks the new private road being built for tenant access. All parking for the duplex units will be on that side of the building, completely separate from my personal side of the property. I won’t be able to see the parking area from the house, and the same goes for the tenants not even a line of sight.
  • The blue line will be a new fence that fully cuts off that corner of the property. It’ll block any unnecessary access and make sure there’s no wandering beyond that line.
  • MY road will also include an automatic code gate for added security and peace of mind. (At the break in blue)
The trophy room itself will only be accessible from my side of the property, behind the blue fence so no tenant traffic or overlap there. Once you’re through the gate and past the fence, it’s all private space.
Trying to strike that balance between rental income and personal comfort, and I think this layout is going to work really well for that.
